A valuation is a documented professional judgement, not a price pulled from a portal.

What the valuer is testing

The inspection is not a formality. It connects the property on the ground to the evidence used in the report.

  • location, access and neighbourhood context
  • accommodation, condition and construction
  • title and tenure, as disclosed
  • recent sales, rents and competing instructions

What to prepare

Bring the title documents, survey plan, approved plans and any tenancy or service-charge records you hold. If the instruction is for a lender, insurer or solicitor, share their requirements before the inspection.

The report

The report should state the purpose, basis and date of value, describe the property, explain the evidence and set out the assumptions. A figure without that reasoning is difficult for a lender or court to rely on.

If you are unsure what instruction you need, start with a conversation. We will tell you whether a valuation, a market appraisal or another step is the right one.
