Valuation / Lagos and nationwide

Property valuation
in Lagos.

An independent, evidence-led opinion of value for lending, insurance, probate, compensation, sale or an asset register — inspected and reported by a registered Estate Surveyor and Valuer.

A valuation is not a price opinion pulled from a portal. It is a documented professional judgement based on the property, its title, its condition, comparable evidence and the purpose for which the figure will be used.

When a valuation is needed

Lenders, insurers, solicitors, executors, government agencies and private owners commission valuations for different reasons. The purpose changes the basis of value, the assumptions and the report.

  • Mortgage or bank finance — a lender requires an independent figure before it advances against a property.
  • Insurance — rebuilding and replacement values, not market value.
  • Probate and estate administration — a date-of-death or current value for the estate.
  • Compensation and compulsory acquisition — supporting a claim for land or improvements.
  • Sale or acquisition — testing an asking price or a proposed offer.
  • Asset registers and verification — a consistent schedule of values across a portfolio.
  • Financial reporting — periodic revaluations for accounts or internal governance.

What we inspect

We inspect the property and its immediate context, then test the evidence against the instruction. For a typical Lagos valuation this includes:

  • location, access, frontage and neighbourhood character;
  • site area, building footprint, accommodation and condition;
  • construction, services, parking and shared facilities;
  • title documents, tenure and any encumbrances disclosed;
  • rental evidence, recent sales and asking prices, adjusted for differences;
  • planning, development potential and any physical or legal constraints.

We do not treat asking prices as achieved prices. Where evidence is thin, the report says so and explains the judgement rather than presenting a false precision.

The report

The report sets out the instruction, the basis and date of value, the property description, the evidence considered, the valuation figure and the assumptions and limiting conditions. It is written to be read by a lender, court, insurer, solicitor or board — not only by another surveyor.

What to prepare

Having the following available shortens the process and improves the report:

  • title documents — C of O, governor's consent, deed of assignment or survey plan;
  • approved building plans, where available;
  • tenancy schedules, rent records and service-charge accounts for an investment;
  • recent photographs, if the property is tenanted or access is restricted;
  • the lender's, solicitor's or insurer's specific instructions, if there is one.

Lagos coverage

We value residential, commercial, industrial, land and specialised assets across Lagos Island, Lagos Mainland and the wider state, including Lekki, Ikoyi, Victoria Island, Ajah, Ikeja, Ikorodu, Ojo, Alimosho and Ibeju-Lekki. Instructions outside Lagos are considered where the scope and inspection can be properly managed.

Fees and timing

The fee depends on the property type, complexity, purpose, number of assets and inspection requirements. We confirm the scope, fee and expected delivery date in writing before work begins. A simple residential valuation is usually quicker than a portfolio, compensation claim or specialised asset.

Important: a valuation is not a legal opinion on title and does not replace a solicitor's search or due diligence. Where title is unclear, we say so and recommend the appropriate professional step.

If you are unsure which instruction you need, start with a conversation. We will tell you whether a valuation, a market appraisal or a different piece of advice is the right tool.
